Construction - February 2011

In February 2011 the construction output increased by 5.6%, year-on-year (y-o-y), in real terms. When seasonally adjusted the construction output was up by 1.1%, month-on-month (m-o-m). The planning and building control authorities granted by 2.9% less building permits, y-o-y, and the approximate value of permitted constructions soared by 91.2%, y-o-y. The number of started dwellings was higher by 14.5%, y-o-y, and the number of completed dwellings dropped by 33.7%, y-o-y.

In February 2011 the construction output increased by 5.6%, y-o-y, in real terms. The construction output seasonally adjusted was higher by 1.1%, m-o-m, in February 2011. The construction output index in February 2011 was at about the level of 2004 and was by almost 20% lower compared to that of January 2009. Because of the low comparison basis the output in building construction rose by 11.0% (contribution +7.7 percentage points (p.p.)) and the output of civil engineering construction fell by 7.1% (contribution -2.1 p.p.).

The average registered number of employees*) in construction enterprises with 50+ employees fell by 1.9%, y-o-y, in February 2011. Their average monthly nominal wage increased by 3.1%, y-o-y, and reached CZK 25 153.

In February 2011 the number of building permits granted was down by 2.9%, y-o-y; the planning and building control authorities granted 7 120 building permits. The approximate value of the permitted constructions attained CZK 42.0 billion and soared by 91.2% compared to the same period of 2010. This high increase was affected by permits granted for costly energy projects and, in part, also by the low comparison basis of February 2010.

The number of dwellings started in February 2011 grew by 14.5%, y-o-y, and attained the number of 2 095 dwellings. The number of dwellings started in family houses dropped by 27.0%, y-o-y. The number of dwellings started in multi-dwelling buildings soared by 246.1%.Yet this growth was caused by the low comparison base of 2010 when mere 245 dwellings were started in residential buildings.

The number of completed dwellings declined by 33.7%, y-o-y, in February 2011 and was 2 138 dwellings. The number of completed dwellings in family houses decreased by 10.4% and the number of completed dwellings in multi-dwelling buildings plummeted by 67.4%.
According to Eurostat the WDA (working days adjusted) construction output in the EU27 decreased by 1.2%, y-o-y, in January 2011. Building construction grew by 0.2% and civil engineering construction dropped by 9.8%. Eurostat shall release the data for February 2011 on 19 April 2011 (at 11:00 a.m.).

Specific methodological notes: *The registered number of employees indicator does not include: persons working under various contracts for work, working owners of enterprises and cooperating household members, who do not have an employment contract. Data on the registered number of employees in construction also exclude agency workers, who have an employment contract, however, in other activity than construction.
